About Stamp Duty Calculator
This tool estimates UK Land Transaction Tax (commonly called stamp duty) on a residential property purchase. Enter the property price in pounds and indicate whether you are a first-time buyer; the tool applies the progressive SDLT bracket table and returns the duty owed plus the effective rate (duty ÷ price).
How to Use
1. Enter the Property Value in pounds (e.g. 300000) in the input field. 2. Tick the First Time Buyer checkbox if you qualify for relief. 3. Click Calculate. 4. Read the result card: Stamp Duty owed (large) and Effective Rate % (duty ÷ property value × 100).
SDLT Bracket Table
Progressive rates on the purchase price: 0% on the first £125,000; 2% on £125,001-£250,000 (so £2,500 at the top of this band); 5% on £250,001-£925,000 (top = £2,500 + 5% of excess); 10% on £925,001-£1,500,000 (top = £36,250 + 10% of excess); 12% above £1,500,000 (top = £78,750 + 12% of excess). First-time buyers paying £500,000 or less pay £0 duty; above £500,000 the relief does not apply.
